Most ceiling damage we see comes from one of two things: water from services above, or other trades who opened the ceiling up and never made it good afterwards.

Repairing the ceiling without dealing with what caused it just gives you a fresh board to stain. We find the source first, and only then replace and finish.

Find the leak before repairing the board

A stained board is a symptom. If the pipe or condensation above is still doing what it was doing, the new board stains within months and you pay twice.

Sagging usually means it stayed wet

A board that has bowed has absorbed water over time. It needs replacing rather than drying out and repainting, and the framing above needs checking while it is open.

Panels after other trades

Cabling and aircon work means panels come out, and they very often go back badly or not at all. Refitting a grid so it sits flat again is quick work that makes a big visual difference.

Finishing so it reads as one surface

The visible test of a ceiling repair is whether you can see where it was done. That is about the jointing and the paint finish, not the board.

My ceiling is stained. Do you find the cause too?
Yes, and we would not recommend repairing without it. If the source is still active, the repair fails. Where the cause sits with another party's services, we will tell you what we find.
Can you repair just the damaged section?
Usually yes for a grid ceiling, where individual panels come out. For a plastered ceiling it depends on where the natural break lines fall, and we will explain the options.
How long does it take?
The board work is often a day. The paint finish needs drying time on top, so we plan around when the space next needs to be in use.
