What a visit covers
Every trade we handle is available on a contract. In practice a visit is a mixed list rather than one type of job, which is the whole point of using one contractor instead of several.

Contract questions
- What is a property maintenance contract?
- A standing arrangement where we visit on an agreed cycle, usually monthly or quarterly, walk the property, and clear the repair list. Faults get logged as they come up and dealt with on the next visit instead of each one becoming a separate callout.
- How is a contract priced?
- It depends on the size of the property, how often we visit, and how much work a typical visit involves. We look at the property first and quote in writing. There is no standard per-square-foot rate that would mean anything before we have seen it.
- Is a contract cheaper than calling us each time?
- For most premises with recurring wear, yes, because travel and setup are spread across a batch of jobs rather than charged per callout. For a property that genuinely only needs something once a year, ad-hoc is the honest answer and we will tell you so.
- What is covered and what is charged separately?
- The visit and the small works are covered by the agreed rate. Materials and any larger works that come out of the inspection are quoted separately before we do them, so nothing appears on an invoice you have not approved.
- Do I have to commit for a fixed term?
- No. Plenty of clients start ad-hoc, see how the first couple of jobs go, and move onto a cycle once it is clear the list never actually empties.
- Can one contract cover several properties?
- Yes. Multiple outlets or units on one cycle usually works out cheaper per property than treating each as its own arrangement, and it means one contact for all of them.
