A unit that is not serviced does not fail all at once either: it cools a little less each month, costs a little more to run, and starts to smell before anyone calls it a fault.
Regular servicing is mostly about keeping the airflow clean. Filters, coils and drainage are what determine whether a unit works properly, and all three are easy to stay on top of and expensive to ignore.
What matters on this job
Most leaks are a blocked drain, not a broken unit
Water dripping from a fan coil usually means the condensate tray or drain pipe has silted up, not that the unit has failed. Clearing it is a straightforward job, and it is one of the most common calls we get.
Weak cooling is not always gas
A unit blowing warm is often a clogged filter or a dirty coil restricting airflow. Topping up gas on a system that is not actually low masks the symptom and hides a leak that will empty it again.
When a chemical wash is worth it
A normal service cleans what is reachable. Once a coil is properly fouled, or the unit has been neglected long enough to smell, a chemical wash is what actually restores it. We will tell you which one the unit needs rather than defaulting to the dearer job.

- For most commercial premises in Singapore, every three months is a sensible baseline, and heavier-use units benefit from more frequent attention. We will set intervals by how hard each unit actually works rather than putting everything on one cycle.
- What is the difference between a service and a chemical wash?
- A standard service cleans filters, accessible coil surfaces, and drainage. A chemical wash strips the coil properly and is what you need once a unit is heavily fouled, cooling poorly despite cleaning, or has started to smell.
- My unit is leaking water. Is that serious?
- Usually not. It is most often a blocked condensate drain or a silted tray rather than a failure, and clearing it is quick. It is worth dealing with promptly though, since the water has to go somewhere and ceilings and flooring are the usual answer.
- Do you handle repairs as well as servicing?
- Yes. Diagnosis, gas top-ups, drainage repairs, and component replacement. Where a unit is beyond economical repair we will say so rather than keep charging to nurse it along.
